New Construction Phase Inspections Explained
Many buyers assume a brand-new home is flawless. The reality: builders move fast, and mistakes happen. Phase inspections catch problems while they're still easy (and cheap) to fix.
The three phases
- Foundation / Pre-Pour — Before concrete is poured, we verify the foundation, plumbing, and reinforcement are correct.
- Framing / Pre-Drywall — Once framing, electrical, and plumbing are roughed in but before drywall hides everything, we inspect the bones of the home.
- Final Walk-Through — A complete inspection of the finished home before you close, just like a standard buyer's inspection.
Why it matters
Once drywall goes up, defects become invisible — and expensive to access later. Phase inspections give you documented leverage with your builder before closing.
