What Does a Home Inspector Actually Check?
A home inspection is a top-to-bottom evaluation of a property's condition. In Texas, licensed inspectors follow the TREC Standards of Practice. Here's what gets checked.
Structural systems
- Foundation (slab or pier-and-beam)
- Grading and drainage
- Roof covering, structure, and attic
- Walls, ceilings, floors, doors, and windows
Electrical systems
- Service panel and breakers
- Outlets, switches, and GFCI protection
- Visible wiring and fixtures
Plumbing systems
- Water supply and drainage
- Water heater
- Fixtures and visible leaks
HVAC
- Heating and cooling equipment
- Ductwork and ventilation
Appliances & safety
- Built-in appliances
- Smoke detectors
- Garage doors and safety features
What's not included
Inspectors don't open walls or perform invasive testing. Items like pools, septic, and infrared scanning are typically add-on services.
