Lot

Is the drainage away from the house?

Are there any obvious soggy areas?

Exterior

Are gutters and downspouts firmly attached?

Are there loose boards or dangling wires?

Are there problems with wall coverings, landscaping, grading, elevation, drainage, driveways, fences, decks, sprinkler systems, eaves, porches, stoops, railings, sidewalks, fascia, trim, doors, windows, lights, skylights, chimneys, siding materials, attachments, sashes and lintels, vents, entryways, water penetration, foundation movement, exterior receptacles, or other visible exterior related components.

Foundation

Check the base of the walls and the ceilings in each room. Are there obvious cracks or apparent shifts in the foundation?

Check for the same around the outside. Are there any trees encroaching on the foundation?

Roof

What is the overall condition?

Are there any trees encroaching on the roof?
Framing, ventilation, type of roof construction, shingles, flashing, trim, downspouts, and gutters. It does not include a guarantee of roof condition or a roof certification.

Attic

How does the interior of the roof structure look?

Are there any signs of leaks? Insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and other visible related items.

Garage

I inspect the slab, walls, ceiling, vents, entry, firewall, garage door, openers, lights, receptacles, exterior, safety sensors, windows, and roof.

Basement

Is there dampness?

Adequate insulation?

Interior

Floors and ceilings, walls, stairs (if applicable) and banisters, finishes, sinks, cabinets, shelving, built-in appliances, smoke detectors, safety-related items, fireplace damper door and hearth, insulation, ventilation, posts, vapor barriers, utility attachment, structural items, columns, and other visible interior-related components.

Electrical

Do the switches work?

Are there any obvious malfunctions?

Have the outlets been grounded?

Is the panel updated and expandable for additional appliances or a potential remodel?

I check the main panel, circuit breakers, types of wiring, grounding, exhaust fans, electrical panels, electrical service line, breakers and fuses, grounding and bonding, main disconnect and service amperage, service entry and clearances, service panel, switches and outlets, visible wiring, junction boxes, grounding system, and other related electrical components, GFCI’s and AFCI’s, receptacles, ceiling fans, and light fixtures.

Appliances

What is the age and condition of the dishwasher, range, oven, built-in microwaves, garbage disposal, and smoke detectors?

Heating/Cooling System

Is heating and cooling sufficient?

How old is the furnace?

If remodeled, are the old systems or tanks still in place?

I check insulation, ventilation, furnace, air cleaning parts, ductwork, electronic monoxide testing, electric gas sniffer testing, air conditioner and lines, and other visible related HVAC components.

Plumbing

Are there unusual noises or malfunctions?

I identify pipe condition, materials used for potable, drain, waste and vent pipes, toilets, baths, showers, sinks, plumbing fixtures, faucets, water pressure, water distribution system, hose bibs, sinks, sanitary systems, wells, septic and other plumbing system components, main water shut-off valves, water heating system, drainage sump pumps with accessible floats faucets and traps.

I do not do sewer inspections, however, I can arrange for a well and sewer inspection to be completed.

Water heaters, furnaces, air conditioning, duct work, chimney, fireplace, and sprinklers.
